  • INVESTIGATIVE AND FORENSIC SERVICES

Our expertise in building systems is often requested when clients need someone to determine the cause and origin of a failure, determine how best to remedy the problem, develop estimates and contract documents and manage the repair.

We do not decide whether defects are covered by insurance but render an opinion as to what caused the problem and what can be done about it.

Our initial report documents our findings and will provide opinions as to the suspected cause.  Additional investigation may be required, or a design repair that may needed to correct the problem.

 

  • PROPERTY CONDITION ASSESSMENTS

Criterium Collins Architects & Engineers, Inc. reports contain information about a structure and its components vital to investment and finance decision making. Our property condition assessment report provides appropriate due diligence for a real estate transaction.

Our reports comply with industry standards such as ASTM. We have also created customized or abbreviated reports and formats for special needs or large or time-sensitive assignments.

 

  • RESERVE ANALYSIS

A Criterium Collins Architects & Engineers Reserve Study combines an overall engineering review of building components with a financial analysis to determine what must be set aside on a periodic basis in a capital reserve fund.

Condominium associations and other Common Interest Realty Groups will appreciate Criterium Collins Architects & Engineers, Inc. comprehensive approach to reserve studies.

  • TRANSITION STUDIES

A Transition Study is defined as an evaluation of the condition of the property at the time the Board or Management Company takes it over from the Developer.  Typically, one is concerned with whether all elements are complete, if construction was completed in compliance with plans and specifications.

  • LIMITED STRUCTURAL INSPECTIONS

These inspections focus on a building’s structural problems. Our inspections are objective, free of any interest in the methods used or construction costs to correct the problem.  The results are practical.  Criterium Collins Architects & Engineers, Inc. will tell you when a perceived problem is something that is typical or when repairs are needed.

  • DESIGN – REPAIR SERVICES

This service includes an engineering design to repair structural deficiencies i.e. foundation or framing.  A design, signed and sealed by and Architect or Engineer, is usually required before repairs can be made.

  • ENVIRONMENTAL SITE ASSESSMENTS

Criterium Collins Architects & Engineers Phase I Environmental Site Assessment studies generally follow the format of ASTM Standards including a physical inspection of the site, a review of relevant records, and interviews with occupants, owners, neighbors, and selected officials.

Hazardous substances, if not properly stored or disposed on-site, can be extremely expensive to clean up.  The liability to do so will often extend to future owners.
